Answer Engine Optimization, AEO, is the practice of making sure ChatGPT, Perplexity, and Gemini can actually find and cite you when someone asks for an agent. Here's which of your channels feed that machine, which ones are invisible to it, and exactly what to do about it.

Three Terms Worth Knowing

These get used interchangeably, and they're not quite the same thing. Here's the short version of each, so the rest of this guide makes sense.

We use AEO throughout this guide since it's the term more people have started using, though GEO is technically the more precise one for the ChatGPT and Perplexity era. In practice the two overlap heavily. Either way, the underlying rule is the one your middle school teacher gave you: find the primary source, be the primary source.

AEO is earned through time and reputation.

Myth

It depends which platform, and most agents are on the wrong ones. Most social content requires a login or lives inside a video, and AI can't read either. Facebook, Instagram, and TikTok run Very Low to Low AI visibility: high effort, limited return. LinkedIn and YouTube run High: public posts are indexed and transcripts are crawlable. Reddit runs Very High, accounting for 24% of all Perplexity citations in early 2026, and almost no real estate agents use it. Fifty posts on the wrong platform builds zero authority. One answer on the right platform does more.

Fact

It's completely free and feeds directly into Google AI Overviews and Google's recommendation engine. Most agents have a half-finished profile, a phone number and three photos from years ago. Completing it, keeping it current, and generating reviews consistently is the single highest ROI activity available right now. It costs nothing but intention.

Myth

AEO is earned, you cannot outspend your way in. A newer agent with 20 thoughtful Google reviews and hyperlocal content can outrank a 20 year veteran who never answered a question publicly. The agent who's been in the community for 15 years with genuine relationships is sitting on an asset nobody can outspend. This isn't a budget problem, it's an intention problem.

AI reads the words in your reviews, not just the stars. "Janet helped us close in Ashland in 30 days during a competitive market" tells AI your name, market, specialty, and credibility in one sentence. "She's a rockstar" tells AI nothing useful. Bad ask: "Can you leave me a Google review?" Good ask: "Would you mind sharing what the experience was like and what neighborhood we worked in?" A specific prompt gets a specific, useful review.

Myth

Done-for-you content generates activity. Activity is not authority. AI rewards relevance, consistency, and third party validation. A hundred generic posts about interest rates don't make you the local expert on your county. These tools handle the infrastructure layer well. What they don't do is build the content that makes AI want to cite you for your specific market.

Fact

Most agents capture only 10 to 15% of the reviews they could have, not because clients don't want to help, but because nobody asked at the right time in the right way. The right moment is within 48 hours of a positive experience, while the emotion is still fresh. A system that prompts the ask at exactly the right moment is the difference between 17 Google reviews and 87.

Myth

The window is open, and it will not stay open indefinitely. Eighteen months ago, 17% of homebuyers used AI as their primary research method before contacting an agent. Today it's 67%. That's not a gradual shift. The agents establishing authority in their specific geography right now will be very hard to displace later.

The 91% and 67% figures come from FlyDragon, a vendor that sells AI visibility services, disclosed here upfront. Their sample methodology is legitimate and the broader trend is independently verifiable across multiple sources. The zero-click figures are corroborated by multiple independent studies.

Zillow's share of agent-discovery traffic dropped 41.2% → 33.8% year over year, its first ever decline.

Nearly all of that displaced share moved to AI tools. Zillow responded by launching Zillow AI Mode in March 2026 and became the only real estate app integrated directly into ChatGPT. If Zillow is worried enough to become an AI company, that tells you something about the direction this is headed.
